1. Can it operate as intended?

Verify rental eligibility, minimum stays, occupancy, parking, licensing and any association limits for the exact address.

2. Is the revenue supportable?

Separate aspirational listing rates from booked performance. Compare seasonality, pace, direct competition and achievable occupancy.

3. Does the layout sell?

Bedroom and bathroom balance, common-space capacity, elevator access and indoor-outdoor flow can matter as much as total square footage.

4. What will insurance require?

Obtain property-specific quotes and understand flood, wind, age-of-roof and other underwriting considerations before your inspection period ends.

5. Which upgrades create demand?

Pool experience, beach convenience, professional interiors and a strong photo story may outperform upgrades guests barely notice.

6. What is the true net?

Model management, cleaning structure, utilities, maintenance, pool care, landscaping, supplies, taxes, insurance and replacement reserves.

Projection discipline

Use a range, not one perfect number.

A useful projection shows conservative, expected and stronger-performance cases. It also identifies what must be true—presentation, pricing, amenities and operations—for each case to occur.

  • Review monthly seasonality, not only annual revenue
  • Do not count owner-use dates as rentable inventory
  • Separate rent from taxes and pass-through fees
  • Include a recurring maintenance and replacement reserve
  • Stress-test debt cost, insurance and a softer year
